Toilet Repair Not

Landlord not repairing toilet door, cleaning the bush on the back of house after repeated requests. What to do?


Landlord says he will do, but it has been more than 6 months now. Because there is bush outside my back windows, I am unable to open them at all for ventilation and is affecting our health (I think) because of the dust. Also, unable to close/open the toilet door due to extractor fan not working since a month now. So most of the time front room flooded with water. Heating issue sorted out after repeatedly requesting him for nine months. I am sick of it now. What are my rights? Was on a 6-month agreement, which ran out and it has been more than 14 months we live in the property now. Please advise

The most important part as far as you are concerned is this one
"• where the landlord has been told about the need for repairs, and failed to do them, a tenant can contact their local council who have new powers, under Part 1 of the Housing Act 2004, to carry out an assessment of the property using the new Housing, Health and Safety Rating System (HHSRS)"
Write a letter to your landlord listing your complaints and keep a copy of it. If you pay monthly then give him a months notice to carry out the repairs.

Under no circumstances must you withold part of your rent to pay for repairs as this puts you in breach of your contract with your landlord.
